Since 2005, James has had a career in commercial real estate with an emphasis in property valuation, a skill that has made James a real estate expert. As CEO of JT Real Estate Services (JTREI), James oversees the operations of the several tiers of the company: appraisals, sales, investing, and consulting. James is both an experienced negotiator, and veteran real estate analyst, having participated in real estate deals with values up to $40 million.

Because of the breadth of real estate valuation experience, James also invests in real estate himself with his most recent acquisition being a 70-unit apartment portfolio. With the knowledge James has procured in his 12-year commercial real estate career, James also serves as a real estate investment advisor – consulting or partnering with clients in real estate investment deals with most being income-generating properties that increase clients’ personal net worth.

James has worked for companies such as The Marshall Group and Valbridge Property Advisors before he decided to form JTREI. After being an commercial real estate appraiser for over 12 years, James’ experience encompasses a wide variety of property types including car washes, gas stations, industrial warehouses and distribution centers, vacant land, lodging and hospitality, multi-family complexes, mobile home parks, low and mid-rise office buildings, retail-commercial properties and other mixed-use properties, shopping centers, and special purpose properties such as religious facilities. His experience in due diligence research and financial analysis of real estate has been a tremendous value-add benefit for his all of his clients.

Leonie is the Operations Manager and engine which powers JT Real Estate Services. Prior to joining JT Real Estate Services, Leonie had a career in Commercial Lending working with several major commercial lenders such as Cathay Bank and Manufacturer’s Bank. This commercial lending background brought JT Real Estate Services a different and valuable perspective on real estate investment. Her ability to evaluate financial documents for commercial properties, as well as for businesses and individuals, helps JT Real Estate Services’ clients avoid potential pitfalls during financial due diligence. Since she is experienced in analyzing the debt service capacity and net worth of borrowers, guarantors, and real estate collateral, and she knows exactly what lenders are looking for. Being able to determine loan credit strengths and weaknesses, and mitigations to those weaknesses ahead of time, allows JT Real Estate Services to prepare our clients for any questions or concerns their lenders may have.

One of Leonie’s larger responsibilities when she was in lending was summarizing appraisal reports for collateral analysis so she is also well-versed in property valuation. In fact, Leonie actually helped JT Real Estate Services’ CEO, James Tran, analyze the income statements for several larger multi-family properties before he finally decided to acquire his recent 70-unit apartment portfolio.

Aside from understanding how to analyze financial statements, Leonie has also trained and reviewed the work of new members of her department when she worked at the banks. At times, she was requested to work directly under the Bank’s Chief Credit Officer. With Leonie’s major being Business Management, she was able to manage any task given to her.

Leonie has worked for companies such as Cathay Bank and Manufacturers Bank, a Subsidiary of Sumitomo Mitsui Banking Corp before she joined the JTREI team. She has worked on several types of properties including industrial warehouses and distribution centers, apartments, student-housing, office buildings, retail-commercial properties, shopping centers, mixed-use properties, and special purpose properties such as religious facilities.
